Now, he’s having to sell the property just to cover the costs.
And he’s not alone.
In another case, a landlord was fined £105,000 after allowing an HMO (House in Multiple Occupation) licence to lapse while he was on holiday. By the time he realised, the property had been unlicensed for 18 months. Tenants had applied for Rent Repayment Orders, and multiple breaches, including Electrical Safety, HMO Management Regulations and others, which resulted in a mountain of fines that couldn’t be avoided.
These are no longer isolated cases. Councils across the UK are actively enforcing licensing rules and using automated systems to flag non-compliance. They’re no longer lenient they are well-funded, rigorous, and prepared to pursue landlords who fall short.
Limited Company Landlords? The Risk Is Even Greater.
If you operate through a limited company, don’t assume you’re protected. Councils can fine both the company and you personally as a director. What starts as a single missed certificate or overdue licence could result in a £210,000 penalty.
