By the time he realised, the property had been unlicensed for 18 months. Tenants had applied for Rent Repayment Orders, and multiple breaches, including Electrical Safety, HMO Management Regulations and others, which resulted in a mountain of fines that couldn’t be avoided.

These are no longer isolated cases. Councils across the UK are actively enforcing licensing rules and using automated systems to flag non-compliance. They’re no longer lenient they are well-funded, rigorous, and prepared to pursue landlords who fall short.
